Property Details

Monthly Rent

Rent is $3,800 per month on a 1 year lease. After 1 year, the lease becomes month to month. Rent-to-income ratio of 30% or 3x and an excellent credit score are required.

Move In Costs

A security deposit of $4,200 + first month rent. Total move in cost is $8,000. Please note: having a pet will increase monthly rent and move-in costs.

Lease Options

3, 6, and 9 month lease terms are available but come with a higher monthly rent and higher deposit. Shorter leases may only renew at original lease terms or higher (not month to month).

No Smoking

No smoking is allowed on the premises. This includes all interior spaces plus outdoor patio, balcony, garage, and surrounding area. This is in compliance with Morgan Hill city ordinance # 2356, chapter 8.42.

Renters Insurance

The lease agreement requires proof of having renter’s insurance, or tenant’s insurance. Renter’s Insurance is required. The owner of the building bears no responsibility for the tenant’s belongings.

Pets Are Allowed

Small pets (cats or small dogs) are allowed for a maximum total of 2 small pets. Pet rent is an additional $60 per month per pet. A one-time, non-refundable charge of $350 is required to offset the general wear and tear from pets. All animals / pets must be declared and listed on lease at time of signing.

Utilities & Payments

Weekly garbage service is included in rent. Tenant is responsible for all other monthly utilities (electrical, gas, water, sewer, internet). Rent must be paid in full by the 1st of the month. Rent not received by the 5th of the month incurs an additional 2.75% late fee.

Additional Details

Final rental agreement will allow for 1 primary lease holder as master tenant with other tenants listed as additional occupants only. A background check with prior rent referrals is required for each applicant and each additional occupant(s). Background check fee is $45 per person.

Property Tour Required

A person interested in applying must schedule time with the property manager and tour the property prior to applying to rent. No application will be accepted without a prior walk through of the property with the property manager. Scheduling a tour is easy! Use this link to book an available viewing date and time on the TurboTenant calendar. The property manager will follow up with a confirmation of your appointment. Please follow the instructions for your appointment. A late arrival of 10 minutes will be considered a cancellation and void your scheduled tour time.

Application Process & Background Check

Once a person has met with the property manager and toured the property, they may choose to apply as a potential tenant. No application will be accepted without a prior walk through of the property with the property manager. Applications will be done through Turbo Tenant (no applications are accepted through Zillow at this time). Each intended occupant must complete an application and background check, with the non-refundable background check fee of $45 to be paid by the applicant. Rent-to-income ratio of 30% or 3x and an excellent credit score are requirements for occupancy.
